Now that the hot summer temperatures are upon us, we are starting to experience a slight cool-off in the unprecedented urgency of the market. Per Colorado tradition, the weekend exodus to the mountains to enjoy cooler temperatures and beautiful scenery, along with planned summer vacations, has naturally decreased the demand from active buyers in the short-term. On the supply side, we are starting to see some properties linger on the market for longer than a few days! In some cases, active listing time has stretched to weeks or even months. It’s safe to say that based on the market we have been experiencing, any property sitting on the market for an extended period of time is priced above what it’s worth to the consumer. While the chaotic nature of early 2015 has waned a bit, there are still motivated, qualified buyers searching. These educated buyers are prepared to wait for an appropriately priced property and–unlike a few months ago–they won’t pay an inflated price. It is imperative that serious sellers solicit pricing advice from an experienced Realtor to avoid the detrimental impact of over-pricing.
