There has been a noticeable shift in the market activity and number of homes for sale in the Denver area. Now that the summer is over and fall starts soon, we are seeing more buyers coming back into the market determined to purchase a home this year. Perhaps they were taking time off the home quest during the hot summer months and now are ready to buy.
The shift we are experiencing gives us a few more homes for sale with many staying available longer than a few days. The earlier frenzy prompted by a low inventory has slowed. There’s not an abundance of inventory but certainly more properties are on the market than earlier this year. Some of these are overpriced, maybe because of over-zealous sellers who chose the asking price without seeking advice, or due to poor pricing advice when they did seek help. It’s still a sellers market and absolutely the well-priced homes, especially ones in primo locations are selling within a few days, usually receiving several offers. This fall will offer good options for buyers who are just starting to look, or ones who are coming back for another round. There will be more to choose from and less competition. As a seller this fall, it is wise to spend a bit more time and money prepping the property for sale. If you do, and if you are careful not to overprice, you will be rewarded with lots of interest and offers.
