Now is the time

By now you’ve heard all about Denver’s frenzied housing market.  Multiple offers.  Skyrocketing prices.  Delighted sellers and desperate buyers.  But why is this happening?

Quite simply, it’s a function of supply and demand.  Not enough homes, and too many buyers.  More comprehensively, it boils down to a few economic and political factors coinciding—-resulting in what could be described as a ‘real estate nirvana’ for home sellers.

NOW IS THE TIME to consider selling your home.  So far this year, our sellers have netted an average of $14,500 over the asking price of their homes.

SUPPLY
Denver is reporting the lowest number of homes for sale ever recorded. New construction is not keeping up with the pace of population growth.  Due to changes in the condo legislation, most developers are opting to build rental apartments instead of condominiums.  Additionally, the recession forced many contractors to turn to other trades– leaving builders scrambling to find qualified labor. A surprisingly tight rental market has made investors question the financial validity of selling their rental properties. Home owners worry about where they will go once they sell (you have options!)
DEMAND
So many buyers, so few homes… Denver’s population is growing at exponential rates due to a secure job market and ever-increasing popularity of the lifestyle and culture. With rents on the rise, many buyers are recognizing the investment value of owning a home. Mortgage rates have been–and are predicted to remain– at historically low levels, allowing buyers to increase their spending power and buy more house for their money.
